This timber and hunting tract is on the market for the first time since at least the 1970s. The property is located on County Rd 26, locally known as "County Lake Road" due to the 60-acre Fayette County Public Fishing Lake just a few minutes away. The property is only 45 minutes from Tuscaloosa and 90 minutes from Birmingham. The topography is gently rolling, with only 100 feet of total elevation change. The topography makes the land great for growing and harvesting timber and gives easy access to the entire tract for making improvements and hunting. The timber was cut in the spring of 2022, and about 78 acres were clear-cut. The remaining acreage was left as streamside management zones (SMZs) made up of a mix of red and white oak, poplar, beech, maple, and loblolly pine. The biggest SMZ is on the west side of the property, and a seasonal stream runs through it. The clear-cut areas are naturally regenerating and are currently providing excellent bedding cover and browse for deer, as well as nesting areas for turkeys. These areas could be replanted with trees or managed with disturbances such as prescribed fire to maintain bedding, fawning, nesting, and brooding cover. A utility line runs through the property and provides 12 acres of early successional vegetation and tons of room for food plots and shooting houses. There are some old trails on the property and it could very easily be set up with multiple stand locations and access points to avoid putting too much pressure on the deer.
