Water:
Two Butte Creek crosses the entire northern portion of the ranch, providing seasonal live water between its winding banks. Even though the creek is seasonal, there are numerous stretches of the creek that hold water year-round as evidenced in the photos. These large “ponds” provide ample water sources for livestock, as well as attract wildlife from all directions.
In addition to Two Butte Creek, there is a piped water system to 6 separate stock tanks spread throughout the ranch. This system is fed from a nearby registered water well owned by the seller, which will be a shared deeded water source for the buyer. Separately metered, the majority of the system is a 2” PVC line, while a portion was replaced in 2022 with 2” poly line. The large stock tanks can easily provide plenty of livestock water year-round.
Income:
The entire ranch is currently enrolled in a Wind Energy Contract paying $3/acre. There are no turbines present, but there is a large wind turbine farm just over a mile north of the ranch. Future development is possible, increasing the return significantly.
In addition, 3,306 acres of the ranch are enrolled in the CRP Grasslands Program, which pays $49,592.25/year through 2037. Grazing is NOT restricted from these acres in the Grasslands program, so the ranch can be grazed in its entirety.
The ranch has also benefited from a grazing lease historically paying up to $7/acre.
Infrastructure/Additional Info:
During the installation of the new pipe system in 2005, the ranch was also completely re-fenced with 4-wire perimeter fencing. There are currently no cross-fences, so a buyer can divide as desired.
There is a small shipping/corral area conveniently located at the entrance to the ranch on County Road 20, along with a newer water tank on the pipe system. A new 2” poly line was installed in 2022 from the main water well 2 miles south up to the corrals. The rest of the pipe system is on a 2” PVC line. This water system will be a deeded water source (shared) from a registered domestic well.
There are multiple sites where windmills used to operate, as well as a few other decommissioned historic water wells. With the new water system and Two Butte Creek, the owners have had plenty of water for livestock use.
Hunting Opportunities:
Mule deer and antelope are a staple of Colorado’s eastern plains. With limited hunting pressure, water, and attractive terrain, the ranch has the ability to offer trophy-caliber hunting for both species. The majority of the ranch is located in GMU #138, with a small portion (480 acres) located in GMU #146, both offering OTC archery tags for antelope. With its size, the ranch qualifies for up to 10 Landowner Preference Program Applications, increasing your odds for multiple draw tags exponentially. Other hunting opportunities may include predators, upland game and waterfowl.
