Incredible opportunity to take over a manageable turn-key cattle operation with a diverse herd, machines, hay, trucks, trailers, land and plenty of water! Located close to the town of Weiser, but rural enough to see incredible sunrises and sunsets across the hills and adjacent farms. This property has everything you need to expand and build something truly special on top of what has already been created. There is potential for homes on either property. A fascinating herd makeup offers opportunities into many different areas of the cattle business.
The Land
The tract is broken up into two pieces. 40+/- acres along Couper Road, just SE of Weiser is planted in two fields of flood irrigated (gated pipe) alfalfa. Comprised of two individual parcels, adding to the building right opportunities across the ranch. The remaining 31+/- acres is located off Jenkins Creek Road and is home to the main cattle operation. 29+/- acres are cross-fenced and flood irrigated for the five pastures and the remaining acreage contains corrals, working facilities and hay storage.
The Water
Unique to this property is the sheer quantity of water. Year-round spring-fed water fills water stock tanks and ponds across the pastures and property. Individual springs supply water to all pastures, corrals and working/feeding areas. Potential exists to develop spring-fed pond into small hatchery, duck pond, recreational fishing pond, etc. Weiser and Lower Payette River Irrigation districts service the pastures and Alfalfa.
The Herd
Currently running 18 spring-calving cows and 8 fall-calving cows with the ability to easily run 30 pairs on the current pastures and a lease agreement for 10 more adjacent acres. This spring's calves are sired by a registered Charolais bull from the Fink program in Kansas. In the spring-calving group are 4 registered Charolais cows, 4 purebred black Angus cows, 3 purebred Red Angus cows, 3 registered Gelbvieh cows, 2 purebred Santa Gertrudis cows, and 2 bred composite heifers (one is Wagyu + Charolais and the other is Angus + Charolais). These cows have now been bred by a fullblood Wagyu bull named Itohirashige for next year's composite calves. Also, in the herd are 8 cows that are due to have their calves this fall. At the core of this group is a registered Wagyu cow named N Bar G98 that was purchased from the renowned N Bar program in Pullman, Washington. She was AI'd to a polled Wagyu bull named Zuritani D64. The other 7 cows are recipient cows that have embryos from G98 bred to Saburo 53Y implanted in them.
The Equipment
Included in this turn-key opportunity are the components needed to run the operation: corrals to sort cattle and winter feed, cement slab feed bunks, working squeeze chute to vaccinate and preg-check on premises, enough hay to last 2 winters, a tractor to put out hay and load/unload, flat-bed 3/4 ton pickup, 2-ton truck, and flatbed trailer to haul hay from the field to shed and stack yard, stock trailer to haul cattle to vet clinic or to sell, pasture and fencing equipment to maintain healthy and productive fields and livestock.
