Description

The term "rare opportunity" gets used regularly when agents showcase land, many times without merit. The ability to use that term with this farm is without question. A farm that has been hand picked many years ago and molded over time by the Lakosky name. No property such as this has ever before been made available, this is that oppoirtunity. The Kansas crountryside has big buck mystique that surrounds it and no other area has more than the area around Tuttle Creek. This property is at the heart of those genetics and has all the critical criteria for the perfect hunting farm for big deer. Long, narrow, and numerous bottom fields capable of maintaining thriving alfalfa, soy beans, and corn lay down the heart of this farm. Supplying those fields with cover are deep big timber valleys cutting into the hillsides that are so thick and lush that once you hike deep into them, they give you the feeling like you may the first person who has ever traveled that secluded path. This farm has no road frontage and is a true sanctuary where giants grow to be old. The proof is in the history of the deer that Lee, Tiffany, and partners have taken with regularity and with limited pressure. It is not every day a hunter can own a property where the bucks that have traveled its trails have graced magazine covers and televisions across the country. This is a "rare opportunity". Serious inquiries only please, shown by appointment only.

Details

  • Located along the hills surrounding Tuttle Creek this area produces the highest scoring deer in the area
  • Owned and managaed by Lee and Tiffany Lakosky this farm has history that is second to none
  • Secluded from any roads and set up as what could be considered the perfect hunting farm
  • This area has long been known as the area that produces some of the highest scoring deer in Kansas. Numerous hunters in this neighborhood have gone to extraordinary lengths to protect their deer and manage for age structure. Within a 10 mile radius there is so many 200"+ deer that have been taken it would be impossible to count them. This is considered one of the best genetic areas in the entire country
  • The area is also well protected, there is a neighborhood watch program and most everyone keeps a close eye on local activity. This farm is no different as there is currently a full time neighbor who is a daily protector of the area. The farm has NO ROAD FRONTAGE, it is very secluded but does maintain several great access points
  • This tract is owned by Lee and Tiffany Lakosky and partners, it was hand selected by Lee as the best of the best to continually produce the caliber of deer that they strive to grow, manage, and harvest. It has an extensive history and track record of extremely large bucks and has always maintained limited hunting pressure
  • Bucks taken in past years can be seen below and include a 202", 196", 188", 181", 174", 162" 8 pt, and numerous other 150 to 160 class bucks. Again all of these deer have been taken on very limited hunting pressure and minimum hours spent on the farm
  • This farm was hand selected not only for its location but also for its layout, which puts the icing on the cake. By the aerial you can see that the core of the property is the interior with several bottom fields stretched along the entire width of the farm. Each year these fields grow alfalfa, corn and beans. The rock bottom creek zig zags back and forth providing water and large blocks of big mature timber
  • There are 5 ponds that maintain water scattered throughout and provide great early season hunting options since they are safely located mostly above the bottoms and are strategic for pulling big deer away from their bedding
  • The hills that surround the bottom fields and creek have deep large cuts that seem to always contain significantly more timber and cover than is viewed from above. These heavy covered cuts and timber blocks literally could not be more important to maintaining the age structure for this hunting farm
  • Approximately 50 acres in tillable ground in 10 different fields lay throughout the center of the property. Large big old timber with a nice mix of brush, grass, and cedars make up a plethora of bedding zones and sanctuary options
  • Located 15 minutes north of Manhattan, 1 3/4 hours west of Kansas City, 2 1/2 hours north of Wichita
