There are two irrigation wells for putting water on the duck holes in the early season. This area is known for good deer and is also in a good duck flyway. There is deeded access from Sanders Road with a good road in place. A sound road system is throughout, with food plots in the best locations. The low-water areas can be planted and flooded with water control structures. There is a campsite located at the entrance to the property.
