Importantly, from the centerline of the Grimmett Canal, 700 feet on either side are free of easements, allowing for greater development potential within that corridor. This creates a defined area where improvements such as a camp, access infrastructure, or habitat enhancements could be considered within regulatory allowances.
The property also offers broader regional connectivity. It is located south of Highway 190 between Port Barre and Krotz Springs, with approximate travel times of 45 minutes to both Baton Rouge and Lafayette, and about 1 hour and 15 minutes to Alexandria. Nearby access to Henderson Lake and Indian Bayou - part of a 28,000-acre U.S. Army Corps of Engineers federal refuge - further expands recreational and ecological connectivity.
