The property has been managed for 20+ years taking only big mature 8's and 10's year after year. This has allowed the age class of the herd to increase by several bucks each year at 5 and 6 years old, with a bumper crop of 3- and 4-year-olds left to mature to their genetic potential. Rarely, if ever, do you find a property with this structure. The bulk of the property is timber; however, upfront, there is a 60-acre alfalfa field that is a giant food plot. It's all here, anything and everything you want to hunt, most in ridiculous quantities. Again, you need to spend a little time looking around to appreciate what I am trying to explain. I have never seen a property like it, and I have been on some great properties over the years. The trail system is miles long and in great shape, so you can get anywhere on the property with ease from any direction, so the wind is never an issue for access to stands or elevated blinds.
