What a fabulous, larger building site property just outside of the city limits of Montevideo! Not only the city but the surrounding area will always hold a special place in my heart. Prior to geese frequenting my own farm or basically being a rarity anywhere in the state, this is where you had to go, and I cut my teeth goose hunting out of the public lottery/draw blinds. Watching the waves of geese come into the refuge was a sight to see, and if luck would have it, we'd be cleaning a goose in the bathtub of the old Viking motel in "Monti." I looked forward to my parents taking me out on this annual trip every year as not only were the tornadoes of geese something to witness, but there seeing the ample ducks, pheasants, deer and what seemed like endless acres of various habitat types mixed between ag. fields, and I was convinced that God took some extra time when he created this area. Fast forward to today, and those thoughts haven't changed. The goose migration numbers may not be what they once were, but the richness of wildlife and habitat is still as good as it can be, and it remains a special place for any outdoor-minded individual. I personally spend some time in the area each fall. My apologies for the trip down memory lane with you, but hopefully, in doing so, if you are unfamiliar with the area, it paints a picture of the tremendous opportunities that lie in this special area. Now, to the property!!

The property itself, as you will see from the aerial photos, lies just S/SE of again Montevideo with plenty of space to build your permanent residence or even a hunting/fishing lodge "base camp" that you can utilize yourself or rent out / VRBO as well. Also, there is plenty of room for a large outbuilding, as you will see, and for the development-minded individual, the potential for approval to split into multiple lots. The property is currently in the CRP program until the end of Sept. 2026 and will be restored to native Prairie with the perimeter tree planting. Annual income for the property totals just over $1,900, and after the already non-homestead taxes, nets roughly $1,550 (figured off of the available 2023 tax amount).
