When it comes to property enrolled in the Re-Invest in Minnesota (RIM) Program, this piece is as good as it gets. As soon as I stepped out of the pickup and opened the door on my dog kennel, she immediately flushed two roosters. On the remainder of our walk, we jumped multiple pheasants at every stop along the way. We also saw dozens of deer to include a nice 8 point standing amongst a herd of the doe at three o’clock in the afternoon. I walked this property after the opening weekend of rifle season, both the deer and the pheasants seemed to be comfortable showing signs of little hunting pressure. In total this property is 80 acres but is being offered as three separate tracts. The new buyer will have the option of purchasing the north 40 acres, the south 40 acres, or all 80 acres as one tract. Both the north 40 and the south 40 are very similar in makeup. They both have rolling terrain with the far north and the far south ends of the property being hilltops and both properties dropping off into a creek that runs through both tracts. However, there are some differences when it comes to habitat and hunting potential. The south 40 is probably going to be the best deer hunting of the two properties with more mature woods and shelterbelts. However, the north 40 does include shelterbelts and American plum thickets that will hold deer as well. The north 40 is most likely going to be the better pheasant hunting of the two properties. The north 40 is comprised of a dense stand of native grasses with a creek cutting the grassland in half from east to west. The smaller shrubs and thickets on the north 40 will also serve as good winter cover for the pheasants as we enter the late season. The north 40 is also bordered by cropland that seems to be the main food source for the deer, especially in the winter months.
