PROPERTY WILL NOT BE ABLE TO BE SHOWN UNTIL AFTER NOVEMBER 14. Located NW of Cushing, approximately 1.5 miles west of Camp Ripley, 1 mile east of the Lake Alexander MN DNR Scientific and Natural Area, and close to the heart of the Lincoln Lakes area, not only is this property going to provide quality hunting for multiple species but the opportunity to utilize it as a year-round camp for fishing or other recreational activities that the area provides. The area is known for its rolling oak hills and ridges which if you’re like me, your mind gravitates to thoughts of cruising bucks all day long during the rut. I didn’t even have to get out of the truck in pulling up to the property to have these thoughts and it just got better as I walked it. Multiple ridges, hills, and with having the two main secluded wooded pond areas and other dotted smaller dotted wetland areas, multiple funnel points are formed between and around them and one just has to see them in person to appreciate. Just take a look at the aerials and specifically the interactive map tab to not only look at the property itself but specifically to look at the area around the property. It’s primarily comprised of the same cover type and at any time, one never knows when one of the mature bucks that this area holds will cruise through the property. So much more to say about the deer in the area but moving to other species, it is a proven haven for capitalizing on Wood Ducks, strutting Tom’s gobbling their heads off on the ridges much less the possibility of some grouse and even a bear or two if you draw a tag. Approximately 65.5 acres of the property is in the Camp Ripley ACUB easement program which I’d welcome questions on but basically, it mainly limits building on the easement. There is an area in the NW corner of the property that has been left out for a camp or cabin site. Speaking of camp or cabin site, the property also sits minutes away from Lake Alexander, Fish Trap, and Shamineau lakes and I can’t help again to vision having a camper or even building a cabin and sitting around an evening campfire after spending a summer day on the water with the family. So much more to say about this great property so just give me a call as I’d love to discuss it more!
