This is definitely a property you need to get boots on the ground to really appreciate.  A drive-by simply won't do.  For starters it is located just east of Eagle Bend in the intensive management zone 214, meaning it is loaded with deer!  After walking it and seeing the sizeable tracks and big rubs there is no doubt some big boys call this bottom home.   Add in the fact that it has some tillable acres and is bordered by more tillable, with the heavy willow cover, water from county ditch 31 and you have all the makings for a deer hot spot.   Don't sleep on the pheasant hunting on this property either.  The pheasant numbers are very good in this area as evidence the dog flushed a dozen or so when we walked the property.   There is a perfect building spot up on the hill in the NE corner of the property. It would make a great camp overlooking the property.  There is plenty of room to add food plots in that corner as well.  The easement to getting you to the west side of the property allows you to hunt that side with ease, especially with a north wind.  The tillable on that side of the property has a built-in tenant so you won't even need to plant a food plot on that side because it will already be done for you!  All this property needs is some good deer stands and for you to occupy them. Call before this one is gone!
