Following QDMA practices, approx. 30 acres of woodlot were purposefully dropped and left in place to allow for really dense brush growth, creating the existing dense habitat that big mature whitetails look for. The overall result is a property that attracts and supports a wide variety of species throughout, whitetail deer, wild turkey, grouse, woodcock along with a variety of small game. There are many heavily worn deer runs crisscrossing the property, providing numerous additional sites for stands. Surrounding agricultural fields planted to corn and alfalfa attract the deer, encouraging them to move through and, with the managed habitat, to bed within the property. There is a perimeter trail around the entire property drivable with an ATV and Route 81 acts as a barricade on the entire west side of the property, keeping people out and the deer concentrated and funneling through this property. Large mature bucks have been taken off this and the surrounding properties in the last several years, largely due to the remoteness of the location as well as that many of the large surrounding properties also participate in QDMA and focus on growing big whitetails. The property is accessed at nearly the end of a seasonal dead-end road, which really limits the number of people traveling through. Though remote and private, the location is only minutes away from so many outstanding amenities in the Cortland and Ithaca surrounding areas, highlights include Finger Lakes Hiking & Wine Trails, several NYS State Forests and Parks, beautiful and pristine Cayuga Lake, Cornell University, Ithaca College, SUNY Cortland, several museums, many culinary experiences, cultural and performing arts, as well as four seasons of outdoor recreation with hunting, fishing, boating, hiking, snowmobiling, skiing and many others.
