Description
The habitat on this ranch is nothing short of incredible! Towering live oak, huge hackberry and bull mesquite trees characterize the acreage around the East Metate Creek. The creek bottom is an outdoor enthusiasts dream and it feels as if you are the first person to discover this area. A cattle guard entrance and an all-weather road lead you across the creek and deeper into the ranch. There is a nice roll to the property with approximately 40 feet of elevation change that peaks near the center of the ranch before dropping back down towards a beautiful pond near the back of the ranch. This pond is filled by a natural drainage that ties into the East Metate Creek. Oak trees, hackberry and thick brush dominate this area, and it is an ideal location for a bow blind. A second pond is located near the front of the ranch providing a water source on both sides of the property.
The ranch has been lightly hunted over the years and left largely in its natural state. The creek, oak trees, mature, diverse brush, and prime location are qualities that are very hard to find, making it a rare opportunity to acquire a great ranch in a highly desirable area and sculpt it to meet your vision.
Land: Diverse habitat ranging from creek bottom terrain with giant live oak, hackberry and mesquite trees to thick south Texas brush including granjeno, guayacan, persimmon, blackbrush, guajillo and other high protein browse. There are gradual elevation changes with the high point near the center of the ranch.
Water: The East Metate Creek, a wet weather creek, traverses the ranch from north to south and two branches of the creek meander through the property and feed the two ponds. There are two older water wells that are not in use and their condition is unknown. Nearby wells are shown to be 350 to 500 feet deep with 40+ gallons per minute and good water.
Wildlife: Quality whitetail deer, hogs, turkey, dove, quail and many other animals can be observed.
Minerals: Surface sale only. There is an active oil and gas lease.
Location: County road 426 provides easy access to the front gate of the ranch only +/- 10 miles south of Pleasanton. Less than 1 hour from San Antonio and about 1.5 hours to Corpus Christi.
