Description
Found, a true Oasis!! The Lodge at Lake Kiowa.
From the moment you first see this beautiful property surrounded by beautiful scenery, you’ll immediately know there’s nothing else in the Texas Panhandle that compares. “Oasis” is the perfect description for this one-of-a-kind multi-purpose property.
It can serve as a dream retirement property for a large family as a “forever” place to enjoy for generations. It can provide a great business opportunity as a Bed and Breakfast, Wedding venue, or AirB&B. Or possibly an entertainment venue to host gatherings, such as hunting camps, family reunions, corporate retreats, etc..
Another option is a Hunting Lodge on acreage for a buyer looking to enjoy some of the very best whitetail, turkey, and waterfowl hunting in the Panhandle. Not to mention the great fishing that Lake Kiowa has to offer.
As you can see, The Lodge at Lake Kiowa will serve several purposes for a wide variety of buyers.
The Lodge consists of 7,000(+/-) sq/ft, which includes 4 bedrooms and 4.5 bathrooms. It has a large open living space, w/entertainment area and media room, which extends into a large gourmet kitchen. This indoor Cathedral area is furnished, including a pool table, and accented by vaulted ceilings. There’s an enclosed back porch, used for a game-room, with a shuffleboard table already in place. Next to the lodge is a beautiful Outdoor Kitchen. It’s perfect for entertaining large groups of family, friends, and clients. Part of the Outdoor Kitchen is a patio overlooking beautiful Lake Kiowa. You’ll be hard-pressed to find a more scenic location. The patio sunsets are absolutely second to none.
The property includes a very nice brick home sitting below the Lodge, 2BD, 2Bth. It’s mostly furnished and has all appliances. There’s also a rustic 2 bed, 1 bath Cabin on the property. The outside appearance is the only thing “Rustic” about the Cabin. It’s been remodeled, bar included, using wood salvaged from past remnants of the old Persimmon Creek Ranch, such as corrals, cake-houses, etc.. It gives the cabin a unique ambiance and adds an enhancement to the property straight out of the Old-West. There’s some amazing historical-details to the cabin dating back to the 1800’s. Near the entrance is a historical marker which includes those details.
About the Land itself; Just outside the back door of the Lodge is Lake Kiowa. It’s a 16 acre lake, stocked with Largemouth Bass, Crappie, Blue-Gill and Channel Catfish. The lake-level is influenced by a high water-table. When combined with run-off from the creek, it holds water even in the worst drought years.
On February 26th, 2024, the Panhandle was hit by the Smokehouse Creek fire which blind-sided this region. The fire raced eastward for over 100 miles in just 2 days. More than 1.2 million acres were burned in what ended-up being the largest Wildfire in Texas History. A large portion of the trees on this property were killed by the fire. But fortunately, a large portion survived and they have bounced back remarkably. Proving how resilient this country is. The property is home to some beautiful hardwoods including China Berry, Oak, Elm, and Locust. There are also towering Cottonwoods. For many decades Rio Grande gobblers have used them to roost. And just like decades ago, they still fly down and strut in the yard! The area’s Winter Roost resides here, offering Spring hunters un-matched turkey hunting.
Within walking distance of the Lodge is Lake Marvin. It’s a 63 acre lake within Black Kettle National Grasslands, consisting of 576 Acres. This is a No-Hunting zone and serves as a wildlife refuge that borders the Lodge-acreage. The combination of this refuge, along with the two well-managed ranches surrounding the property, has resulted in some 200”+ Whitetails and 200”+ Muleys being harvested in this specific area. The deer can get old here making it a trophy hunter’s paradise. It’s not uncommon to have a dozen deer grazing in each yard in the evening.
Last but not least, the property hasn’t forgotten about the Waterfowl hunters. The potential for top-end duck and goose hunting is here. Lake Kiowa itself holds a lot of birds, but west of the Lodge are some warm-water sloughs along Boggy Creek that hold water year-round. These serve as great Waterfowl impoundments and hold a wide-variety of ducks and geese. With some blind improvements, the waterfowl hunting could resemble a duck-club straight out of Stuttgart Arkansas. The property is a must see. Don’t hesitate to contact Aaron with any questions, or to view this beautiful property!
