Location:

The Fountain Creek Ranch is located in the Southernmost portion of Concho county, with the property falling into both Concho and Menard counties. The entrance to the ranch is off of CR 3477 or Callan road, which is a county maintained road, just a short drive from Brady, Menard, and Eden. The seclusion is excellent while the accessibility is still very easy. The ranch is approximately 65 miles SE of San Angelo, 110 miles S of Abilene, 160 miles N of San Antonio, and 170 miles SE of Midland.

Land:

The land is in an area known for big towering oak trees intermixed with mesquite flats and tillable ground. Fountain Creek, a wet weather creek, crosses the property on the Eastern boundary and a couple of surface dams are in place that holds water during runoff. The owner has done minimal land clearing to leave the brush in native condition for cover for the wildlife. The hunting is exceptional with an excellent variety of brush balanced with the tillable acreage. There is close to 100 acres of tillable dirt that the seller previously has planted in wheat and oats that is excellent for a livestock operation of attracting tons of wildlife.

Water:

There is a shallow water well near the home site that the seller utilizes for the house when they are there during hunting weekends. In addition, the seller has installed a rainwater collection tank on the house to help supplement if needed and has installed 6 large rainfall collection tanks on a separate barn used for wildlife water troughs.

Wildlife:

The ranch has been very lightly hunted since the sellers purchased it in 2007 and it has been solely used by the seller’s family and friends for bow hunting. With good-sized neighbors, lack of pressure, and a balanced landscape, the whitetail hunting has been reported to be great. What makes this ranch even better is the number and size of axis deer the seller reports that call the ranch home. Top-notch trophy axis have been taken off the ranch and the year round hunting opportunities are just another feature making this ranch unique. The home operates on window A/C units and is perfect setup for a hunting camp. There is a newer covered area next to the house with a metal roof providing a great game skinning and processing area. The home would likely need some repair to be a full time residence due to its age, however, the basic needs are met for the weekender and the inside is in good shape with hardwood floors. There is good high fencing along the Western boundary of the ranch and low fencing in average condition on the remaining boundaries.

Minerals:

The seller believes to own a portion of minerals and will consider conveying a portion with acceptable offers.
