This off-grid property is located just 2.5 miles from the intersection of main and center (River Road) streets in Huntington, Utah, but the property feels much more remote than that. The property itself has River Road cutting through the western side of the lot, separating the flat portion of the property from the nine or so acres of hill ground. Over 20 acres of this property have been farmed in years past, and the remaining 35 acres are split between brush ground suitable for grazing and forest ground bordering Huntington Creek. The Creek itself comprises most of the Eastern boundary of the property.
The result is a property sloping from West to East with steep hills on the West side, brush and grazing ground in the middle, and a forest with a creek on the East side. The variety of topography is hard to find and leads to an amazing diversity between different parts of the parcel. Cottonwoods and Russian Olives comprise most of the forest, although other species are also present. Sagebrush, rabbitbrush, and various grasses cover most of the property, while tamarisk is close to the creek. The northwest corner of the parcel has several corrals and is well-set up to provide the resources and access for a full-fledged livestock operation or farm, as the entire 53 acres to the east of the road are entirely fences with three access gates.
The land is currently used for grazing, and approximately 25 cow-calf pairs occupy the property. In addition to the cattle, the property is also home to various upland game, including doves, quail, pheasants, and the occasional mule deer. Migratory birds such as Canadian Geese and various ducks can also be found on the property, primarily in winter.
The property has views of the surrounding farmland, San Rafael Swell, and Manti-Lasal Mountains, adding to the amazing feeling of being in such a rural, undisturbed area. Museums, trails, state parks, National Forrest, fishing, river rafting, climbing, canyoneering, golfing, hiking, biking, riding, and dozens of other activities are all mere minutes away. If you enjoy being outdoors, chances are pretty high that you will be able to find multiple opportunities to be outside enjoying what Emery County has to offer. If you like to get out and explore you will find countless opportunities throughout Emery County, the beautiful rock formations of the San Rafael Swell, and the high-elevation mountains of the Manti-La Sal National Forest.
Huntington is a city in northwestern Emery County, Utah, United States. The population was 2,129 at the 2010 census. It is the largest town in Emery County and was settled in the late 1800s by pioneers from the Church of Jesus Christ of Latter-day Saints. Over time, the area’s primary industry expanded from agriculture to coal mining. The county still retains an extremely rural feel, with just 2.43 people per square mile. This property embodies that as the nearest neighbor is over half a mile from the hills to the West.
