The goal of the conservation easement is to protect the wildlife, ecosystem, and habitat in perpetuity from building developments and resource extraction. The deed restrictions on the eased acreage prohibit the owner from logging, building permanent structures, and traversing with vehicles outside of the existing road infrastructure. New roads cannot be created within the eased acreage boundary, and a buffer around the streams/wetlands must remain untouched other than by foot traffic. The property has both a mining and logging history, and a substantial amount of cleanup and stream restoration work has been performed. In recent years it has been utilized as a hunting club. The eased acreage is monitored and regulated by the Army Corp of Engineers.
Upon sale of the property, the current owner (Ecosystem Investment Partners) will lease back (with limited rights) the acreage within the easement for the purpose of monitoring / protecting the ecosystem until all environmental credits have been paid by the State. The estimated duration of the “lease” is approximately ten years. During that time, the new owner can expect an annual or biannual inspection of the eased acreage to verify that the ecosystem is healthy. The inspections will be performed by an environmental consultant and coordinated with the new landowner. The landowner is not held responsible or liable for the health of the ecosystem pursuant to the lease agreement. The conservation easement is a buying opportunity to purchase a tremendous amount of pristine hunting property for a steeply discounted price. The property has three gates with two main access points. The primary access is off Stonecoal Road through a private gate. A graveled private driveway crosses a small stream and traverses over to an existing pole building and parking area. There are multiple established roads branching off from the “parking area” that can be used to access the remainder of the property via UTV. The road system is extensive, well-stoned, and well-maintained. Vehicular access to most of the property is excellent. The second entrance is at the very southern end and features a dirt road that traverses up into an “uneased” field that does not have any restrictions. There is also a gated entrance on the very northern end, but the existence of a permanent easement through the neighbor’s property in this location is unconfirmed.
The timber composition of this property is primarily hardwoods with an occasional small stand of softwoods/pines. There are quite a few white oaks on the property, most of which are mid-ranged in diameter. There are a couple of gas line “right-of-ways” on the property and at least one shallow oil and gas well. A couple of locations on the property feature spectacular views of the surrounding hills. For long-range shooting enthusiasts, there is one location where it may be possible to shoot over a mile.

What can the eased acreage be used for? Hunting, fishing, shooting, wildlife sanctuary, outdoor recreation, or any other use that follows the parameters of the lease agreement.
Are there any restrictions on the “uneased” acres? No, there are no restrictions, and the new landowner can build timber, etc., at will outside of the easement.
Can the property be subdivided? No, the property must remain whole per the deed restrictions.
Can power be run to the pole barn on the property? Unknown currently, but the assumption is no. It must remain the way that it is and can be used/maintained as-is.
Can permanent structures be installed inside the eased acreage? No, but hunting blinds and temporary structures can be if they are removable and do not damage the environment.
Can vehicles be used within the eased acreage? Only on established road infrastructure – which there is an extensive amount of. You can drive a vehicle around most of the property as-is while staying on established road infrastructure. Outside of existing roads/trails, they can be used on rare occasions as long as there are no ruts, tracks, or any damage to the environment.
Can the fields be mowed, farmed, or planted with food plots? Within the easement, no – with the exception of occasional mowing in certain locations for mobility as approved by EIP. Outside of the conservation easement, yes, they can be planted, farmed, developed, etc.
