Tyler County
Hunting Property In A Beautiful Setting With Great Road Access
Route 6, Lot#WP001 Middlebourne, WV 26149
Description
This rural hunting property is a little slice of heaven. If you’re in the market for an affordable hunting property, you need to check this one out. It has great timber with some large oaks and mast-producing crop. It has not been logged in for at least 25 years. The road access is excellent. It borders a blacktop county road, but there is a permanent easement recorded with the property that permits permanent access through a gate down into the valley that runs along the west side of the property (see Platt). There is a gas well road that continues back, but a hollow and tributary run up the center. These give hunters the ability to stay hidden before going up the hill to their desired hunting spot. It has a great hunting history and has consistently produced for years. Once up the hill, there are some beautiful views of the surrounding hill country when the leaves are down. The hill right next to the valley is steep until you get to the back, but the higher elevations on the property lay nicely, and the topography is mild. There are multiple finger ridges and saddles that make excellent ambush points for archery hunters. The wildlife in this area is abundant – with exceptional whitetail density. Turkeys, small game, and an occasional bear also frequent the property and make for diverse hunting opportunities. There are a couple of old farmstead structures on the property, including a barn and shed. As they currently sit, they are not functional and can either be restored or torn down. There is some SOG (shallow oil and gas) infrastructure on the property, including an oil tank by the entrance and a well in the back. The new owners of this property will enjoy great hunting and abundant wildlife for years to come. Electric is available at the road, but other utilities are unconfirmed. The property has been surveyed, and some boundary markers should be visible. Mineral rights are not included.
