The moment I ascended from the valley floor and turned onto the gravel road that is Pepin Hill Road, I knew I was about to experience something special. Sometimes I can just feel the energy of a farm and this was one that spoke to me. Turn into the long driveway that is maintained and plowed by the township and leave the world behind as you pull into the farm. The home is reminiscent of what it looked like when the family raised its children and made a living on this land. It is in great shape with many recent upgrades. The buildings are seeing a little age but they are very useable and one is a heated steel pole barn with storage on the backside. With some TLC, these buildings are very salvageable. As I toured the land, I saw fertile top fields in rotation and deep valleys of hardwood timber. Walnut and some Popple are being thinned in compliance with the MFL program that was recently started in January of this year. This cutting will significantly reduce taxes (not reflected in this writeup) and ultimately improve the hunting when the browse explosion occurs. There will be an excellent trail system in the wake of the loggers and that is worth thousands in the equity game. This part of Wisconsin rarely comes up for sale and is known for its trophy deer. It regularly puts out B and C caliber bucks. That is hard to find anywhere in the US! If you are looking for a farmstead with great hunting opportunity in a highly sought-after county then look no further. Call Land Specialist Neil A. Hauger for a guided tour.
