Throughout my life, I have been blessed with opportunities to purchase, own, and enjoy numerous hunting properties. This property transaction was more remarkable than any other. I contacted Rich in mid-September, indicating my interest and making my offer, informing him that I would like a quick response to my offer informing him that I would like a quick response to my offer, if the agreement was reached, closing as soon as possible. Knowing hunting season was beginning at the end of September, I wanted to obtain possession as early in the hunting season as possible.

Even though it was a cash transaction, I was aware that the title work had to be completed, documents prepared, and so forth. Rich said, "How does two weeks sound?" When my son approached me with the idea of selling his hunting property, I was immediately worried. I was pretty sure finding a realtor that would live up to my expectations would be tough. I did some searching and came across Seth Gade of Whitetail Properties. After viewing his website and looking over his properties as well as watching his video, I thought, what the heck this guy looks pretty close to what we might be able to work with. I told my son I will only allow the property to be sold if the realtor could meet my demands. I thought for sure this would be the end of selling the property! I did not want a for sale sign on the property, nor did I want the property shown by anyone other than our realtor. I had zero trust in who different realtors might parade through the property when they had interested parties. It was a family property with great deer living on the property, and I did not want this setting to be disrupted or disturbed. I was worried. I left a message for Seth, which he promptly returned. I told him we might have a property for sale but only with our terms. He understood and promised us that he could make everything work just as we wanted. He listened and understood what was important to us. Seth picked us up a few days later, and we went to view the property.

On our ride, we talked, got to know each other, and started forming a relationship. After viewing the property Seth was very optimistic that he could get interest as he saw a lot of potential. With our trail system and current trail cam photos of multiple shooter bucks not only traveling through the property but living on the property showing during daylight hours, who could resist? My son cleaned up the trails a bit, and Seth took some awesome photographs, including many drone shots from above. We talked together as a team and came up with a price that worked for us and one that Seth felt he could feel comfortable asking. He immediately had multiple parties interested and had many showings on the day it was listed. Within a couple of days, we were presented with multiple offers, all of which were within range, but in the end, it sold to the highest bidder. It was fast, easy, and painless! During the process, we were fortunate to meet the awesome family that will now make this property their own and hopefully enjoy it as much as we did. It was a tough choice to sell, but I feel it was meant to be, as were the buyers. Relationships were formed, and we will always have fond memories and some great new friends.

In short, if you want a realtor with honesty, integrity, and superior knowledge of both real estate and hunting properties, deer, and habitat, they will come no finer than Seth! The entire process, from considering selling to closing, was about 45 days. Wo, not only did Seth promise, but he delivered!

Zeke met me at the property and showed me what I needed to see, and told me a lot about the property. Anything I asked for, he got in a timely matter. He wanted to know what I wanted the property for and told me about it while we were on the phone, so neither one of us would be wasting our time. I really appreciated that. Closing was a breeze, and would recommend working with this group.
