Located in Western Labette County just South of Big Hill lake is this incredible mix of hardwoods, creek bottom, and brushy expired CRP. You can't go far without cutting a deer track or spotting a fresh rub from last Fall. This property is a natural wildlife paradise but, should the new owner convert a significant portion of the expired CRP ground back to crops, this farm could be over the top. Tucked back in the timber near the center of the farm is a nice pond providing water for the resident game and likely some fishing opportunities. Some of the elevation changes across the farm allow for a hunter to use the landscape to enter and exit certain areas undetected. The property lies in the middle of a section where the North and South roads of the section are one and a half miles apart giving the farm a very secluded feel, particularly on the North end of the farm where the views looking North are pretty amazing. Inside the timber along the creek reminds me of a scene from an old Western movie where the cowboys would stop to rest and water their horses. Looking at the aerial map you'll notice multiple drains feeding this farm from nearly every direction, so you never know what may walk by during the annual buck parade come November.

The roughly 106 acres of expired CRP ground is made up of roughly half being Wagstaff Silty Clay Loam and the other half being Bates Loam. Cleanup up would be relatively simple in my opinion, the majority of the fields could be cleaned up by simply mowing them. There would be no problem finding a local farmer to operate the new crop ground and pay a nice annual cash rent.

If you're looking for an incredible farm to step into and immediately have great hunting but also have the opportunity to tweak and put your stamp on it, this could be the one.
