What a tremendous opportunity with this property and it’s hard to decide what aspects to describe first. For starters, it is located approx. 10 miles NE of Alexandria in the wildlife-rich area North of Osakis and East of Carlos and lies in the middle of literally thousands of acres of existing diverse habitat types and the Long Prairie River corridor. Not only will the property provide tremendous hunting opportunities but per the DNR report for the Long Prairie River, populations of Northern Pike, Walleye, Large and Smallmouth bass exist. The property itself has been restored and is currently in the CRP program which as a part of that, has had just under $80,000 worth of habitat improvement work done to it. The total CRP acreage will be an estimated 196 acres (this is an estimate based on the total current CRP acreage of 207 minus approx. 11 acres of CRP that the seller will retain) that will pay an annual estimated payment of approx. $14,800 and runs until the end of Sept. 2026. Of the CRP acreage, roughly 173 acres are restored into diverse upland prairie where the seller has worked with a local habitat restoration company to complete a controlled burn on the western prairie areas and established fire breaks for the future burn on the eastern prairie areas. There are also 5 different CRP conifer tree field windbreak plantings spread across the property consisting of over 4,000 planted Black Hills Spruce, Scotch Pine and Eastern Red Cedar trees. If you look at the aerial for the property, you’ll see that the Long Prairie river winds along and through the northern and then eastern side of the property with the remainder of the acreage consisting of wooded areas, existing tree lines, a great lower thick bedding/seclusion area on the east side with an oak ridge that is a great travel corridor next to it. There are also some smaller upland areas outside of the CRP area that would make for ideal spots for some smaller food plots. From a wildlife standpoint, I have bumped into several deer while walking the property and there is sign all over including more rubs then one can count including several rubs very sizeable trees (see the pics) and the property is located in permit area 213 which for 2019, was an intensive harvest permit area. As far as pheasants and waterfowl go, I have seen multiple pheasants on the property much less a good amount around the general area which is of no surprise with the amount of habitat in the area and there are some easy access points on the property to the river. I also wouldn’t be surprised that one would have an opportunity at turkeys in the spring on the property. If you’re also interested in building, there are multiple building sites on the property or one could look to sell one or two off on the south end of the property and retain the hunting ground to the north.
