It's truly difficult to decide how to start describing this property but unique and one of a kind is a good place to start. Before continuing on and if you haven’t done so already, just go look at the opening video and pictures as they truly are worth a thousand words. The property is located only approx. 20 minutes NW of Alexandria, just North of Brandon, or just East of Evansville. Brandon is located just off of I-94 with Co Rd 16 running north out of Brandon to Hunt Lake Road NW which leads to the property less than a quarter-mile down it. Yes, the property address road is “Hunt Lake Road” which if you’re like me, I find unique. There is one asphalt drive and one gravel driveway into the well-maintained farmstead which I’ll get into more details about in a moment but I can’t help but to first discuss the land as it is that special. The main components of the land are the rolling remnant oak-dominated big woods that is park-like in nature with an established trail system. There is approx. 7.5 acres of tillable that is currently in hay but could be converted to a great larger food plot or made into a pasture. Speaking of pasture, the wooded area of the property has newly installed fencing in which no steps were skipped with the installation and is currently set up as 2 strand electric but with the corner/bracing posts, could be switched to barbed wire or high tensile. There are also two main wooded interior ponds in the northern part of the property, the elevated wooded island in the SW corner and oh yes, approximately 1,000 feet of shoreline on “Lower Hunt Lake". Lower Hunt Lake is a private lake with no public access. What info do I have on the lake? Well…until I can get a boat out on it myself, I only know that the seller stated that there are fish in it. I also dealt with another property on upstream “Upper Hunt Lake” in which that seller talked about the Walleye (and some very large ones at that), Crappie, Sunfish, Bass, and Northern that he caught. This doesn’t surprise me one bit as if we look at a broader picture, downstream from both Upper and Lower Hunt Lake is Stowe Lake which does have a DNR report. According to that, Stowe Lake is stocked with walleye and also shows similar species caught as part of the fisheries survey as previously mentioned. Wolf Creek is a wide and fairly deep creek that then is a mile long approximately and connects Stowe to Lower Hunt Lake. Aside from fishing, the lake will provide a good opportunity to hunt waterfowl much fewer thoughts of training dogs in the open water. Obviously, any other water-related interests are at your fingertips as well. Speaking of hunting. The area as a whole is dotted with woodlands, sloughs, and cropland and there are obvious signs of deer utilizing the property with the tracks, rubs and I also jumped a few while taking pictures. Turkey’s…if you missed the pic, I took my drone up and immediately noticed some “black dots” right next to the property which turned into a group of puffed-out Toms. I also flushed a couple of pheasants on the property as well.
There is so much more to say about the land but I told you I’d get back to the farmstead. The dual driveways lead to a very well-maintained approx. 2,084 total foot square three-level farmhouse which has been in the seller family for years. The lower level is a walk-out with a tuck under single stall garage, wash areas including a shower, and houses the updated water softener/conditioning unit, newer pressure tank, large marathon water heater, updated propane furnace, and “Woodchuck” wood furnace. The main level has had several of the old original oak hardwood floors redone and has the kitchen area, 2 bedrooms, entry, living room, and bathroom. The upstairs includes an open area which could be a one-bedroom and then another separate bedroom area. All windows have been updated as well as siding and shingles. There is also a barn and shed on the farm site that is in good shape. The property could also be split to allow for a second residency on it if desired.
