Bates County
Dynamite Little Timber Tract
SW County Rd 10508 Lot#WP001 Rich Hill, MO 64779
Description
You don't need a large tract of land to harvest large animals. This little piece of deer and turkey paradise is situated in southern Bates County, west of Rich Hill. The current owner has spent time and money installing a trail system to access and navigate the farm easily. The timber canopy has been opened up through light clearing of less valuable trees to allow the forest floor habitat to explode and hold significant numbers of deer and turkey. The farm reportedly hasn't been logged in nearly 30 years, so you will find good numbers of mature walnuts and oaks throughout the property. Located one hour from Overland Park, Kansas and 20 minutes from Nevada, you'll be remote in your adventures but convenient to the amenities. I saw multiple deer during both of my visits to the property. These were all deer that were bedded and living on the property. The farm is situated amongst hundreds of acres of neighboring crop ground to help keep the deer close to home. A portion of the five-acre pasture in the NW corner could be converted to a food plot, to enhance the holding power even further. One may explore the idea of creating a waterfowl impoundment in a couple lower elevation areas as this farm sits in an area well known for great duck and goose hunting.
If you're looking for a smaller tract with lots of hunting opportunity you should give me a call on this one.
