Description
Mattamuskeet Ventures I, LLC (MVI) presents a rare opportunity to purchase two separate 20% ownership shares in one of eastern North Carolina’s most substantial private recreational landholding and wildlife management operations. The property consists of approximately 11,600± acres in Hyde County, North Carolina, positioned in one of the most recognized waterfowl, black bear, whitetail deer, and coastal plain hunting regions in the Southeast.
This offering is for ownership shares in MVI, not a traditional full-property fee-simple sale. The scale, habitat diversity, infrastructure, conservation history, and long-term wildlife management vision make this a significant opportunity for buyers seeking access to a large, established hunting and habitat-focused property.
The property shares approximately 7 miles of boundary with the Alligator River National Wildlife Refuge, a major protected landscape on North Carolina’s Albemarle Peninsula known for pocosin wetlands, swamp forests, marsh habitat, black bear, wintering waterfowl, river otter, and other wildlife species. The refuge was established in 1984 to protect rare pocosin wetlands and associated wildlife habitat. Public hunting access is not available along this shared boundary, creating a large-scale adjacency that may support wildlife movement and expand recreational opportunity across the broader landscape.
MVI is built around serious habitat management. The property includes 84 miles of farm roads for internal access, approximately 1,050 acres actively managed or mowed for enhanced habitat, ditched and drained areas with water control structure(s) for hydrologic and soil or water-level management, and substantial impounded waterfowl acreage. There are 30 permanent waterfowl blinds and 8 more being installed this summer within the approximate 2,288 impounded acres or managed cells, along with elevated ladder Muddy Box stands, and extensive infrastructure for hunting access and land stewardship.
Waterfowl management is a major feature of the property. Current and developing components include greentree waterfowl management areas, natural wetland areas, planted impoundments, floodable agricultural cells, moist soil units, and managed open-water flyways. The Chips Hole agricultural area includes hot grains, feeder corn, and 106 acres in three separate floodable cells. The 300 Block includes a 70-acre impoundment directly west of Wild Wings. The 305 Block includes approximately 306 acres of impoundment with four cells for moist soil management currently underway. A 2,100-acre wetland complex with two pumps provides water management capability, and a 604-acre recently restored WRP natural area includes hydrologic management for waterfowl. An additional 17-acre waterfowl flyway of open water with the Alligator River National Wildlife Refuge on two sides.
Big game and upland hunting opportunities are also central to the property. Wildlife includes ducks, geese, swans, wild quail, whitetail deer, black bear, Eastern wild turkey, rabbits, and small game. The property reports a 30-year average black bear weight of 494 pounds, with an average of 18 bears harvested per year. Hunting styles include still hunting, stalking, and hound hunting, where legally permitted and seasonally appropriate.
Quail habitat improvement is an active priority, with 9 linear miles of habitat work underway as part of approximately 1,800 acres in current and future upland habitat improvement. The future vision includes continued quail habitat development, off-season feeding routines to support recruitment, and expanded waterfowl hunting opportunities across greentree areas, natural wetlands, and planted impoundments.
The MVI Lodge Complex includes a 5-bedroom, 2-bath house with a fireplace and gathering areas along the canal. A new on-site processing and skinning shed includes a walk-in cooler, two 1,000-pound hoists, ample processing space, stand-up freezers, and two bays with roll-up doors. A new 20x50 storage building that is 14 feet tall has just been completed to help with.
Travel access is a notable advantage. Hyde County Regional Airport is a secured, unmanned paved airport with a runway over 4,500 feet long and is located less than a mile away. Greenville-Pitt Airport, with national and international terminal access, is approximately 1.5 hours away.
The property has a history of state and federal conservation partnerships for wildlife and habitat enhancement, including relationships with NRCS, the U.S. Fish and Wildlife Service, the North Carolina Wildlife Resources Commission, the North Carolina Forest Service, and Ducks Unlimited. Current 2026 federal funding is reported at $370,000, with another $388,000 that has been approved for later this year and an approved DU grant of a little over $500,000, with expected continued participation for years to come.
Whether your interests are centered on world-class waterfowl hunting, renowned black bear opportunities, whitetail deer management, upland bird habitat, conservation stewardship, or long-term recreational land ownership, Mattamuskeet Ventures I, LLC offers a unique opportunity to become part of one of the most intensively managed wildlife properties in the United States.
