Ann and Dave White with Whitetail properties were great to work with. They sold a 19 acre piece of ground for us in Southern Idaho. We found that our property we thought was free and clear was actually in our brother-in-law's trust and he had passed away. " I'd like to express my appreciation to Whitetail Properties and in particular to Spenser Bradley for his work in selling my property last month. I could not have been more pleased with the job he did. To say it was exceptional is definitely an understatement.

My husband, Tom, and I received a flyer in the mail from Spenser about a year ago advertising some land for sale near our property. Tom called him and asked about it so Spenser took him to see it. Tom also told him about the 150 acres we own and asked if Spenser could give him some idea of what he could get for it. Spenser did some research and gave Tom his input.

Several months later Tom passed away unexpectedly, and my financial situation was altered drastically. I knew I needed to liquidate some assets to improve my cash flow so I called Spenser, explained the situation and asked about the information he had given Tom. He said he'd like to come take a look at the property again and then give me some pricing suggestions.

Later that week he spent the better part of a day walking over the property, taking photos, documenting relevant features and statistics, identifying potential house sites, access issues and possible improvements to increase its potential to sell. He put together a booklet for me with all this information plus maps, comps from this area and suggested prices for each of the 11 parcels that comprise the 150 acres. It was excellent and exactly what I needed! I was amazed that he had done all this work without having any kind of contract with me. I think if you look up initiative in the dictionary you will find Spenser's picture there!

I told Spenser I wanted to sell some of the parcels and wanted him to handle it for me. We agreed that it was a bit early to list it since I couldn't sell any property until July when Tom's estate would close and all the deeds were transferred to my name.

Several weeks later he called and said he had a client who was looking for property in this area with a pond or stream and suitable for hunting. Since my property fit these criteria he asked if he could show it to them. He said he thought they would be really good neighbors. They are a young couple who want to build a home and raise their family here. He graduated from med school recently and works at a hospital near here. I agreed, and a few days later he showed it to them. He spent several hours walking the property with them. It was just what they wanted. They understood that it would be several months before I could sell it but wanted to make an offer. They did so, I countered and we negotiated back and forth a bit until we had a deal. Everyone agreed, and we closed the day after the deeds were transferred to my name.

I am still amazed at how this deal came together so perfectly. I am a Christian and I believe God is in control of everything that comes into my life. I could see His hand so clearly on this as detail after detail worked out. I am so very thankful to Him and to Spenser for his role in all this. It was a pleasure to work with him. He couldn't have been more helpful, courteous, professional, competent, responsive, available and respectful. He was indeed a blessing! "
