I wanted to write to express our gratitude for the work Jason Patterson has done to assist BRIG Properties, LLC to successfully buy a new farm, sell one of our farms, and complete a 1031 exchange. We have gotten to known Jason over the past couple of years, as we have looked at other properties that Jason had listed. Jason let us know in advance that he had a listing coming up for a property he felt would check all of the boxes that we have been looking for, outside of Weatherby, MO. My partner and I have been looking to expand our investment acreage, improve our hunting with a new property, find a property closer to another property we own, and have a return on investment. This property checked all of the boxes plus had good access yet secluded, included a nice pole barn plus a older barn, included a pond, great travel corridor for deer, good habitat on adjacent properties for wildlife, etc. As soon as Jason showed us the listing we knew this was a property we needed to see right away. Jason was beyond accommodating and met us at the land very early in the morning immediately following the listing, and provided us an excellent showing. He knew the property well, gave us the time we needed to evaluate and walk sections of the property, and explained everything he had gathered about the listing. We made an offer before we departed the property, which was accepted later in the day. Because we wanted to complete a 1031 exchange, our offer included a delayed closing date which actually worked to help the seller have time to move and sell his equipment and tools.


We then asked Jason to be our seller's agent on our Pattonsburg property. He immediately got to work with the paperwork, photographing the farm, gathering all the necessary information and disclosures from us, and provided comparable sold properties. Jason had the property listed within one week, provided a great listing, provided great photos, and included many details that would be attractive to buyers. The listing went live on Friday morning and we received an offer that afternoon. We soon had a contract and closed on the property in less than four weeks.


Jason provided great guidance through the entire process. He followed up with us and the appropriate parties to ensure all necessary paperwork and documents were in place for buying the Weatherby farm, selling the Pattonsburg farm, making sure the 1031 exchange occurred seamlessly, coordinated with the title company, made sure our loan officer had the necessary documentation, etc. Prior to closing on the Weatherby farm, Jason provided us another guided tour to make sure it was cleaned up to our satisfaction.


Jason is an exceptional realtor who got to know us, understood what we were looking for, and guided us through the entire process of buying and selling investment/recreational properties. I will certainly recommend Jason to others and plan to utilize Jason on any other real estate needs down the road.
